The "Rooster Ranch" was built in 2004 BY and FOR the contractor/sellers! The property consists of an approximately 4000 square foot house (about 2400 square feet on the main level, 800 square feet in the daylight basement level and 800 square feet in the second story), a detached 2 car garage with finished office & full bath, a 400 sf workshop, 1500 sf covered patio and two smaller sheds on a 10.32 acre parcel in the Blyn area.
The home is designed with two, two-level wings on either side of a central, single-level formal living space. The front door opens to this central space, which also features a wide, covered cedar deck along the south side. A pair of coat closets flank the entry door. Ahead is the very large, vaulted ceiling living room. Tall windows offer views over the lower pasture and woods behind the home. Lighting is provided from a large chandelier plus recessed lighting in the ceiling (including two sets of focus-able art lights for the two large walls on either side of the room. Through a tall wall opening is the very large formal dining room. This room comfortably houses a dining room table that seats twelve. An antique "plate rack" occupies one wall and the seller would consider including it with sale. An 8" tall set of French doors lead off the dining room to a small, partially covered Trex deck. A partially open staircase leads upstairs to the guest bedroom level. A small foyer, originally intended to be a "butler's pantry" could certainly be used for this purpose, with additional cabinets, should the buyer desire. It is partially open to both the dining room and the kitchen. A powder room is also located off this little foyer in a perfect location for your dinner guest's use. The country kitchen features a Viking 48 dual fuel range with two ovens, four gas burners and a large griddle. The custom hood vent is constructed from beaded cherry and houses an efficient venting system with halogen lights. A center island anchors the kitchen and features matching beaded cherry panels with an antique, carved cabinet door enhancing the view from the dining room into the kitchen. The island top is a solid piece of tropical hardwood with a live edge on one side. A huge Viking refrigerator, built-in icemaker and Bosch dishwasher will be included in the sale. Solid cherry butcher block counters and country-style painted cabinets with a combination of solid, glass and open-front shelves provide plenty of work and storage space. A breakfast/family room nook enjoys views to the south off the kitchen. Cozy up in front of the freestanding propane fireplace in the winter time! A pair of built-in bookcases constructed from a combination of cherry and maple. A rooster-themed light fixture hangs over a portion of this room, perfect for your breakfast table! On the north side of the kitchen, a hallway leads back to some 'under-the-stair' storage, a BIG back door closet and a pantry (which also houses the breaker panels and media panels serving the home) big enough for a freezer. This is also the location of the large utility/laundry room. This room is large enough to serve as a home office space - it has a large window and a bank of cabinets with a built-in laundry sink run along one wall of the room. Washer and dryer hookups are housed in an alcove of this room. Above the kitchen/breakfast/utility wing is the guest bedrooms suite. Up the partially open stairs you find yourself in a vaulted-ceiling foyer between the two bedrooms and guest bath. This room features large, west-facing windows and beautiful, natural cherry hardwood floor. A lovely, bright space, this room is large enough to serve as a small living space or library. A closet provides some extra storage space. The south-facing bedroom is the larger of the two guest bedroom. It features vaulted ceilings, with exposed central beam, and three south-facing windows in addition to the window looking west. This bedroom and the other bedroom both have berber carpeting on the floors. The north bedroom does not have a closet, although it would be easy to add one, if desired by the buyer. This room has large windows looking across the meadow to the forest beyond plus a west-facing window. Like the other bedroom, this room has vaulted ceilings with exposed beam. The guest bath has cherry hardwood floors to match the foyer, a single-basin, Corian-topped vanity and a cast-iron tub with tiled surround.
The upper level of the east wing of the home is just three steps higher than the central living space. It contains the very private and spacious master suite. The suite consists of a large, carpeted bedroom with vaulted ceiling and sliding glass door to the private, covered deck. This room features a propane fireplace and windows flanking the bed location. Two bright sconces over the bed provide just the right lighting for reading in bed and do away with the need for bedside lamps. A huge walk-in closet and dressing area separates the bedroom from the master bath. It features room for dressing table and bureaus plus plenty of hanging space. The master bath includes a contemporary-style maple vanity table with thick glass basin sinks and modern plumbing fixtures. The open shelf below the basins provides space to stack your towels or display items. There is a corner-set, jetted tub and a 4" tiled shower with seat. The glass doors to enclose the shower can be ordered in any configuration or glass style the buyer desires. The floor in this room is bamboo, like the main living space of the home. Below the master suite is the space we refer to as the 'man cave.' This daylight basement-level features a family room space for TV, treadmills, etc, a wine-cellar room, a storage room and a mechanical room. A set of French doors give access to a small, covered outdoor patio.
Special features include EFA heat with heat pump, 10" high ceilings where they are flat and vaulted in all other spaces, LOTS of specialty wood trims, including a really lovely painted panel treatment in many of the living spaces on the main level. The exterior features a combination of hardi-plank siding and stained cedar board and batten and hand-dipped cedar shingles. The roof is a 50 year architectural composition roof.
Detached structures include:
1. The Garage & Office. This extra-deep garage has two overhead car doors and is wired for 220. The finished office space has tiled floor, lots of built-in cabinetry and counter space and a full bath with w.c. pedestal sink and one-piece fiberglass tub/shower. Off the office is about a 12" x 12" covered patio area.
2. The Studio. Currently used as a woodshop, but would make a great artist's studio with lots of windows and a large set of French doors in addition to the side door. A concrete slab patio surrounds two sides and connects to the concrete patio of the garage/office patio.
3. The Pavillion. This covered patio (exposed aggregate with a decorative pattern) has a 3" wall enclosing it and a complete roof cover to match the home and outbuildings. The roof supports match the attached arbor which also matches the large arbor that runs along the south side of the house. This space has easily accommodated parties with a full band, barbeques and up to 150 guests.
4. Garden Shed - This little shed is built on skids an also has an attached, semi-enclosed carport structure for smaller rolling stock and equipment.
5. Riggin' Shack - This larger structure is also built on skids so it could conceivably be moved someplace else on the property. Just a nice storage building, currently used for storing larger equipment, scaffolding and tools. Might make a nice "bunkhouse" for kids or guests during the summer.
The property has a total of 10.32 acres, a little more than half of it lies north of the creek which flows east to west across the property. That portion of the property is heavily wooded. South of the creek, the property forms itself into three distinct levels. The entry level at the top of the property is open and gets great sun exposure. It is the narrowest section of the property with the canyon backing up behind it. Following the driveway, the level then drops down to the location of the house and garage/studio buildings. This level has plenty of parking space and a large "firepit" area carved into the hillside. Finally, behind and north of the house is the lower meadow where the two sheds are located. There is probably about an acre of usable 'grazing' or play area. There is a minimal amount of landscaping and some nice rock walls here and there around the property. An assortment of self-sown native evergreens that are between 15-20 years old are scattered around the house and property, giving the home a more grounded and permanent look. The well is 405" deep and is pumping about 12-15 gpm. Septic could have been conventional in the upper level soils, but since the house was constructed below that grade it had to be pressurized it in order to pump up to the drainfield. There are no CC&R's. The very large pastured parcel to the south (between this property and Chicken Coop Road) has recently been sold to a couple from the Seattle area. Their eventual plans are for an organic garden/farm with home, so unless that changes, it will make for a quiet neighbor.
This home is a typical contractor's home, with some cosmetics needing to be completed. Seller is willing to consider offers based on the buyers wants and needs as far as items to be completed, additions or modifications. Seller can pull in his crew and complete a broad list of to-do's at a moments notice. This is a very special and unique property, chosen and sited for it's privacy and seclusion.
